What grace period is there for rent payment?The grace period is 3 days from the 2nd of the month to the 5th of the month; thereafter $50.00 late fee is applied effectively at 5:00 pm central standard time on the 5th.

What are the terms of the lease agreement?The terms of the lease agreement is on a case-by-case basis.

What happens if you need to break the lease or extend the lease?If the lease is broken the tenant is responsible for the remainder of the rent of the lease If the tenant desires to extend the lease beyond the agreeable time a new lease would be issued.

How much security deposit will you need to pay?We charge a move-in fee and that fee depends on the resident (location) rented.

When can you expect the security deposit to be returned once you vacate the property?Because we charge a move-in fee at the end of the lease if the tenant moves out a charge to restore the property back to a rentable state; such as painting is deducted and the remaining is returned to the tenant (Maximum of $300.00 if there are no damages)

Is there a pet policy and will you need to pay a pet deposit?No pets are allowed on any of the premises.

Does the landlord require tenant or renter's insurance? If yes, what should it cover and is there a minimum required?"Yes, all of our properties require the tenant to obtain renters insurance; the policy must name the Landlord as the insurer. The required coverage and amount is on a case-by-case basis as it is different for each property.

What responsibilities will you have as a tenant? Are they fully detailed in the lease?The tenant responsibilities will be laid out and detailed in the lease.

What responsibilities will the landlord have to you as a tenant?As a landlord it is our responsibility to ensure that you as a tenant have a livable habitat.

How do things get fixed? What gets fixed? Is there an online system for reporting issues?To place a maintenance work order all tenants must log into their account on our website. Once the work order comes across the landlord has 72 hours to make repairs; unless the repairs are of urgency.

What is forbidden? Ask about painting walls, installing satellite dishes and cable, kids, guests, loud noises at certain times of day..."It is forbidden to make any major changes to the property such as painting, drilling holes, etc.

Is parking available? Is there a cost associated with parking?Street parking is available; there is no additional cost.

What can you expect about the landlord entering the property while you live there? This, too, would be spelled out in the lease."The landlord has a right to enter the property anytime with a 72 hour notice; unless in case of an emergency.

What is the process for exterminating and inspectionsThe landlord exterminates (no additional cost to tenant) and inspects inside and outside the property twice a year; a notice will be provided when scheduled.

What are the methods of rental payments?Rent can be paid online through the renter portal; enter your tenant's login and password.

Do you accept Section 8 and/or VASH vouchers?Yes, we believe in helping others with, "Another Chance;" therefore, we do accept certain vouchers to give fresh starts.
